The property resides in a conservation area and in dense urban surroundings in RBKC. Our client asked us to explore the possibility of gaining additional precious internal space by way of a full length subterranean extension and still be able to retain some outdoor space along with complete refurbishment of the upper internal floors. Our proposal required a design to satisfy our client’s requirements, ensure that we were able to obtain planning permission, achieve BREEAM EcoHomes “Very Good” Status and keep the three neighbouring owners, including film actor Hugh Grant happy. The existing façade was to be retained but the interior was to be completely demolished and reinstated with new structure, windows, doors and services throughout. The house also had to be designed to be thermally and energy efficient with the incorporation of sustainable materials and technologies.
A R P Design Solutions carefully designed a full length basement which extends underneath the existing garage. The existing external courtyard has been dropped to create a sunken garden and acts as a passage for natural daylight into the large open plan living, kitchen and dinning space with access to the sauna and gym underneath the garage. The ground floor area is one large formal open plan living area with a cloakroom, spare bedroom and en-suite hidden to one side. Above the garage there is a roof terrace with access from the ground floor patio doors using the bespoke steel platform and stairs. The internal upper floors have their own independent master suites. The interior finishes are contemporary with the use of light paint colour to the walls and natural oak as a strong feature for the floors, doors and interior trims. The finished property is now thermally efficient and has achieved BREEAM EcoHomes “Very Good” Status.
